You can either reserve a room, by paying a £100 holding deposit.
Alternatively you can make a payment for your full deposit or your rent.
Information Regarding Holding Deposits:
Bedford Estates, as Landlord, has 15 days to make a decision on taking on a tenant once the Holding Deposit has been paid.
If you, as the tenant, do not go ahead with the tenancy the Holding Deposit should be repaid within 7 days of the deadline being reached OR the landlord deciding not to proceed with tenancy.
If you, as the prospective tenant, fail the Right To Rent check OR have provided false or misleading information, there is no obligation to return the Holding Deposit.
If we, as the landlord have taken all reasonable steps to get the information needed but you, as the prospective tenant, fail to provide the information within the deadline, there is no obligation to return the Holding Deposit
If the tenancy application proceeds, the HD must be returned within 7 days of the tenancy agreement unless it is converted into payment of the tenancy deposit OR used towards the initial rent payment.
By making a payment of £100 as a holding deposit you are giving your consent and understanding to all of the above. You also give consent that the £100 holding deposit will become a part of your security deposit if the tenancy application is to go ahead.
