Process
Step One – Contact

- Get in touch with us. You can either visit our free valuation page or telephone us on the number above.
- Our professional valuer will then ask you for the details of your property(ies) and give you a valuation
of the rental income you can expect to receive.
- If you like what you hear, arrange for one of our agents to pay you a visit.
Step Two – Inspection
- Once you’ve arranged a visit, one of our agents will come and inspect your property(ies) to confirm that it is up to standard.
- We’ll then make you an official offer and give you time to look over our terms and conditions.
- If you’re happy to go ahead we can usually agree and sign contracts within seven days of the valuation.
Step Three – Signing on the dotted line
- There’s no getting away from boring documents (see the checklist here) but once you’ve given us everything we need, we’re good to go.
- You lease your property(ies) to us and we take over managing them for you. With that in mind we need three sets of keys per property.
- Remember that we’re here to help, so feel free to come into the office and meet our friendly team at any time. We’re also happy dealing with things by email, fax or post.

Free Maintenance
We’ll cover the costs and arrange everything… so you don’t have to do a thing. No agency finder’s fees or other costs There are no hidden extras in our property management solution. Our lettings process really is straightforward and hassle-free.
Guaranteed rent
You’ll receive a guaranteed level of rent for a fixed term, usually between three and five years. You won’t have to worry about any renewals or re-let fees.
No late rents… ever
You’ll receive your guaranteed rent on-time every month with a standing order.
Checklist for Landlords
Here’s what we need from you before we can sign the lease agreement.
- Gas Safety Certificate by a Gas Safety Registered Engineer – we can arrange this for you.
- Energy Performance Certificate (EPC) – we can arrange this for you as well.
- Proof of Ownership – Land Registry document or mortgage statement.
- Proof of your identity – driver’s licence or passport.
- Buildings insurance documentation.
- Ten year guarantee smoke alarms fitted on each floor of your property(ies) – we can sort this for you if necessary.
- Three sets of keys per property.
- Free professional management service (you’d normally pay 15% for this)

Introduce a landlord and £300 is yours. Plus the landlord will receive free maintenance when they let their property to us.
Do you know friends, colleagues, neighbours or family who have a property to rent out?
Recommend them to our property leasing scheme and for each successful recommendation we’ll send you a cheque for £300 to spend as you wish.
Terms and Conditions
For successful property transaction resulting solely from the recommendation process Bedford Estates will contact the referrer and send a cheque for £300.
Our £300 ‘thank you’ is payable per successful recommendation, but will only be paid once and not for any subsequent property transactions of the same recommended person/s.
To claim a £300 ‘thank you’, the referrer must advise the person recommended that they have been referred. This offer is not applicable in the case where people recommended have or are already using the services of Bedford Estates Ltd.
